So many times the priority is on finding and buying property, and later on selling it, but in between is and over the whole project effective management and business skills need to be used so as to make sure everything happens as it should, accounts are maintained, tax is reduced as far as legally possible and bills get paid. While at first sight this may appear obvious, there can be considerable benefits and a higher quality of life when this is done to a high professional standard for you. In addition there will be times when a very simple service is just not available to you by other means. Take for example the person who has bought a bargain American holiday property, just getting cash to where you want it can be problematic, and without a dollar cheque account or a friendly person in the USA to do it for you, paying the raft of local taxes impossible. If you don't pay the local taxes on time, and in New York state this is 5 payments in the course of the year for various local taxes, you can have the property sold from under you to recover the taxes, and sold off well below market value. Interesting if you are a buyer looking for a bargain but devastating for the foreign owner who short of taking a trip each time to pay each tax in person, cannot easily do this. Simple you may think, you just go to your local bank and open a dollar account, but this with some banks at least can take many months to actually achieve, if at all, especially since all the money laundering, terrorism and tax evasion rules have been implemented. The other alternative to do it yourself is to establish an American company, and open a cheque account for it, and then wire money to your new company, far quicker to achieve but expensive to set up and run if all you want to do is to pay local taxes and utility bills. When dealing in property as an investment it is usually more sensible to put it into a company. But should it be a UK company, an American one, if so in what state should you base it, or an offshore one, are the savings to be made in joining two thirds of the worlds wealth offshore, more than cover the costs involved? Where should your offshore company be, if you do want one, how confidential is the information, and what about the future, are the cost likely to go up drastically or rules change. Perhaps the question is one of speed, can you have a UK, American or offshore company by tomorrow. Perhaps you have not run a business before and need handholding to help you set up everything and to call for help and advice when you need it for the first couple of years. Perhaps you need a company secretary or a director in the UK or elsewhere. Perhaps a group of you have got together to get a self build project off the ground or some other joint developments and you need administrative support, or several of you are involved in a joint investment and you just need an independent director to look after your interests without all having to be on the board and involved in every decision. Perhaps you want to retire and want to now enjoy life and let someone else take care of the administration, accounts and formalities for you while you spend the children's inheritance.
