Please read the selling property introduction and the handholding service if you have not already before reading the rest of this page, as a lot of information is explained that we are not repeating here.

This service J8 - selling property, goes beyond the handholding service and undertakes the selling for you. In some cases we may still use an estate agent, sometimes an auction house, but many times we will choose to target it in such a way that we do it all ourselves.

The objective has to be to get you a fast sale and at the highest price we can, and within your specification. 

This should not be looked at as the equivalent of a local estate agents services, if that is what you are looking for then using a local agent may be cheaper and more convenient to you.

Our operation is quite different

  • we start by looking as a buyer, rather than a seller
  • we identify all problems and areas of concern, so these can be overcome
  • we define exactly what the property contains, and take a lot of photographs with special cameras
  • we identify the market we are to aim at
  • we market it as a single property not as a part of portfolio, where we only have to sell a small percent to make a living
  • we look at where these people are located and how we can get a lot of them to look
  • where advantageous we create a website for the property
  • we often advertise it over a large area, well outside the range estate agents go
  • we do all we can to create a lot of buyers who want to compete for this one property, rather than try to spread buyers so as to sell a number of properties in the area
  • we look at incentives to buyers

Cost wise it is more expensive to use than an estate agent, but sale price less costs should leave you with a lot more.

An estate agent represents a number of property sellers, and puts in a display advertisement in a small geographic area, and hopes to sell one or more from that portfolio. If he has several buyers come forward it is in his interest to steer them towards different properties he has to sell so as to get commissions on each. Although in concept the commission on the selling price should encourage them to get as much as possible the desire to get commission now rather then in 6 months time often results in agents advising sellers to take lower offers than could be got.

Our operation is in most parts the reverse of this, in an area we are looking at selling just your property, the area we look to get interest from is much larger, we have no other or alternative sales to make, so every enquiry that can be drawn to consider the property is. As we have charged you a fixed price up front, we do not have any incentive to get you to sell for less than you can get. 

As this service has not been promoted, our experience tends to have come from buying and  solving problem sales. One example is a property that required some work, and the offers coming forward in the local area was not what the owners wished to sell for, being around a third of the current asking price. They had already reduced their asking price, but had no success. We promoted the property on a national basis with a web site, press adverts in many city and some other newspapers and more. The price we sold it for within a few weeks was over 4 times the price being asked being offered locally and the sale was completed in a week. This was a third more than the price they had not been able to sell for locally. The buyer came from some considerable distance away, and had not before looked at property in the area.

The cost of this service

As we mentioned above, this is a lot more expensive than the fees charged by a local agent. Agents charge normally between 2% and 3.5%, but with some as low as 1.5%. On top of this many charge for boards, some also expect a contribution towards advertising.

We charge you a registration fee and then quote you a price for selling an individual property, and this can be the price inclusive of advertising and promotion or if you wish on a cost plus basis, where you pay us but also pay the advertising costs. Where the cost plus basis is being considered you may like to also look at the handholding service and just asking us to do more as this can work out cheaper than this service.

Our charge is in two parts, the first is a registration fee, this includes the first visit to look at the property, identify the market, take photographs and dimensions and discuss with you what needs doing to make it get the best price it can, or to meet your other criteria, for example selling very fast. As this first visit is so similar to the selling handholding service you can if you wish convert to that service after the first visit if you choose.

We then quote you a fixed price to go forward that is made up of two parts the fee and cost, but we can quote these separately if you wish. The fee often works out at between 5% and 7% of the price we expect to get, and the cost at around £500. If part of the plan is to use a local agent as well, then we negotiate with them, instruct them, are the contact for them and pay their bill out of our fees.

As you will see the cost of using this route is about three times as expensive as using an estate agent but usually anything over a 6% price increase being achieved, over that could have been got without our help,  leaves you with more profit from the sale. 

As prices can be up to 50% more or less than asking prices, making 6% difference is not difficult and we would in many areas hope to sell for 20% or more above what could have been achieved without our help.
