This page is very similar to the USA service page, but some of the stages can be shortened and cost reduced considerably, as detailed later.
As with the USA service there are
| Keith Park (KP) is the chairman of the
Holiday Property Club,
Property Pension Club and a number of other companies that work in
cooperation to bring you this service, including the internet development
company. He is British, in his mid 50's, was
for some time a director of a merchant bank based in the USA, and has a
lot of knowledge of property generally, but the UK and USA in particular. In
the UK he found a property for just £2.500 that was later resold with
basic repairs only done, and as a site suitable for modernizing and
redecorating or developing for £21,000. He says his best deal was
negotiating an option to buy a structurally sound 38 room Georgian
property, stone built with good roof and many paneled rooms plus a separate
triple garage block in a desirable location in a town in the south of England
for just £30,000.
By personal service, we mean just that. He will drive his Jaguar Sovereign to see you at your home a number of times or you can, if you want, visit him at his impressive farmhouse home in the Cotswold's, if you chose to come to see him by train he will collect you personally from Cheltenham station. He will be in touch with you during the research stage and personally fly out to look at the properties for you, photographing and keeping you updated via a personal web site, set up just for you, and by phone calls. If you need to leave him a message he has freephone numbers in just about every country connecting to his message service, so even if you are on holiday or away on business its easy to keep in touch. He has both a UK mobile that works internationally plus several USA mobiles giving him local numbers in different areas of the USA. He will negotiate for you, and introduce you to people to help you. Plus hand hold you through the whole process. All facts he gives you will be checked, even the room measurements he checks personally with an elaborate laser surveying tool that is accurate to a sixteenth of an inch in 300 yards. In many cases he will also create a 3D model on his laptop computer so you can see the layout and walk through it as you would a design by an architect. You will find in many areas he achieves the impossible, from digital photography to finding the unbelievable deals. His personal target is to save or make you three times what it costs to use his service, so even when spending a little more on this very special service you end up saving a great deal as well. There is a catch, the number of clients he can handle is limited, as it would be impossible to train anyone else to have the same wide range of skills he has. The express service is super fast, you could be looking at photographs of a property you want to buy next week. The express service is not always available it depends on Keith being able to drop everything to get your property, but his scheduling allows him some time in the UK relaxing, looking at UK property and researching for future trips so often he can squeeze in the urgent request. |
You do not need to decide if you are to use the three stage as opposed to the two stage until you reach the end of stage 2.
With this three stage service, we are hand holding and helping you to progress everything to completion, and should the deal fall apart will at no additional cost help you to repeat stages 2 and 3.
At the end of stage 3 when everything is completed we automatically register you on the handholding service H5 (with no registration or joining fee), so that you can should you wish ask for any other help that you might require and be charged for it just on a time and costs basis.
As no overseas travel is necessary when both you and the property is in the UK, and as often you will not need the level of handholding or later stages involved in the three stage service you can if you wish select instead to use two stage service, saving considerable on the costs. In the UK it is normal practice, although not essential, to use a solicitor who should be able to guide you through any later problem areas, and as you understand the culture and are on the same time as everyone else you can progress it yourself if necessary.
In this two stage version of the service we complete our service when we have an accepted offer with a the seller/agent you are happy with. We are not involved beyond this. If it should fall apart later then you can select to pay for a new stage 2, not needing to repeat the fist stage again.
When you complete the two stage process we automatically register you on the handholding service H5, (with no joining or registration fee) so you can get additional help if you need it just paying for the time and costs involved.
Most others are estate agents, they ask you your budget and then try to sell you something a bit above it, the more you pay the larger the commission they get. Have you ever found someone else who asks what you want and then looks at getting it for half the amount you are prepared to spend. They would not of course as they would then only make half as much. You will have seen from TV documentaries that all sorts of deals can be offered by agents, often not in your or the sellers interest. In many cases with them getting paid by both sides or taking a profit in another way. Keith however never takes any reward from the seller or any agent they have, he works for you only, we also never involved in paying pay backhanders (sometimes called finders fees) to agents to rip of their clients.
In the majority of Britain property is sold subject to contract, which puts you as the buyer at a major disadvantage, and encourages guzumping and other less than desirable practices. There are solutions to this that Keith will discuss with you.
Keith has not priced his services on what you spend, but on your maximum budget, and will not show you a single item that is above your budget. Therefore its not any more or less profitable for him, whatever property you choose, even if you select two you can get from your original budget that's fine too. This means he can concentrate on helping you get the right deal for you.
As you will see next, not only are we working to get you the ideal deal at the very best price, As you pay him, not the seller, the seller can often be easily persuaded to reduce the price by the commission they would have to pay an agent, and realtors/agents know that as Keith does not want any part of their commission any offer made through him should be seriously considered by a seller as he can source property elsewhere, plus of course they get to keep all the commission, where on other offers from other buying agents they would have to share it.
The price is based on each service for each stage, calculated as a percentage of the maximum budget available. Each stage has a minimum fee, so that we can cover costs. You don't have to use all the stages, if you don't want and there are other permutations explained later.
Each service is based on a percentage of what you say is your maximum budget, but has a minimum fee, as sometimes you might want a really cheap property and costs still have to be covered.
The express service has a surcharge of 5% at stage 1.

When staring out you do not need to decide as the two are identical up to the end of stage two. You decide when you get to the point where you want to make an offer, if you want to have a third stage, otherwise we complete the offer negotiates for you art no additional cost, and when we have an agreements that you and the seller/agent are in agreement with we hand it over to you to proceed on your own or with an a solicitor.
In the UK we work on the assumption that it is a two stage process unless you specifically ask us to do otherwise.
When an order is placed, clients have 7 days to cancel with full refund, or can mail in certificate to cancel or proceed faster with Standard and H3 KPP service. With express service they have overnight and must call first then the following day if they wish to cancel. Clients can cancel stages 2 and 3 before we start work on them but not after.
If the client requests that we repeat stage 2 and find an additional 3 properties for them to select from then the stage 2 fee is paid again, but there is no additional fee for changing the specification except if the budget is increased.
Will discuss findings with client on return, and suggest changes to specification. We will then at our cost continue the search when next in the same area at no additional cost to clients to complete the search. With an express search this discussion takes place over the phone while search is in progress. All clients see what is going on on their own web site, set up for the purpose, and can talk about the search as it progresses. If its unlikely to be successful as in the case of property in the area being generally more expensive, then this would normally be found at stage one before progressing and the specification, area or budget changed.
If the client wishes to be given a larger number of matches then an additional 1% should be added for each additional property to be found. The 3 matches are those that meet the requirements and is not related to the number of actual properties viewed or visited. In many cases on the way to find the three selected many more will be viewed, photographed and measured and the client will be in touch so can influence the 3 to be studied in greater detail.
In some cases there will not be an additional charge, as in the case of a specification to find a number of properties within a total budget, in each case we would look to find 50% more than the specification.
With the UK services a failure to complete can be treated in several different ways
With the three stage method. If for some reason stage 3 fails, ie sale falls though, they may select others from selections made, or as long as its not them pulling out, we will find then another selection to meet their specification at no additional cost If they were the ones to pull out of the deal then they can ask us to do a further stage two for the repeat cost as the previous stage two, but with the stage one and three costs not being repeated.
With the two stage method If for some reason completion fails beyond us being involved, ie sale falls though, they may select others from selections made, or we will find then another selection to meet their specification at the same repeat cost as the previous stage two, but without the stage one cost repeated.
More than one property purchased
If client decides to buy more than one property and with original budget - no additional cost. If outside the original budget then only the third stage payment due in addition, for the lowest cost extra property.
Client can also come out when KP has found property, if this has been arranged before. If they want KP to go with them later and hand hold, they make 3rd stage payment plus cover additional costs of KP making this extra trip, i.e. hotel, car, airfare…plus a fee per day. This can also sometimes be combined with another trip Keith is making saving some of the costs.

If you have any concerns that mean you are still considering if to use the service or not then call and speak to Keith on the phone. This is not a free consultancy service but just to answer questions about the service. As Keith is often out and about, and sometimes out of the country call the club office and we will get him to call you.
In advance decide on the maximum budget you want to spend. We will not try to talk this up at all. If you have ideas as to area or specific requirement make a note of these as well.
If you decide this is what you want then call us to make an appointment to either see Keith at his home/office or for him to come and visit you.
We don't have any sales reps, so from the first visit you will be dealing with Keith Park, who will go over the service and ask you about your requirements. If they are compatible he will fill out a simple form with you that is a very simple contract. There is no small print. He will also take the first stage payment at that point (a cheque is fine), although you have time to reconsider and cancel this, he will go straight on to helping you further define your requirements and talk about options with you to help identify the area the desk and other initial research should take.
